The large residential property suffered major fire damage internally and externally destroying the roof and second floor dormer living space consisting of two bedrooms and a bathroom. The second floor living space had collapsed into the first floor of the building causing major damage to all rooms. The whole property had suffered from major smoke and water damage. The internal design of the property was very important to owners and all replacement joinery and coving was matched to the original ensuring the property’s traditional elements were reinstated. The property is situated in a conservation area so the reinstatement of the roof was particularly important. We liaised closely with the local conservation officer to ensure that the replacement tiles and mouldings suited the surrounding properties.
The project was split into three phases over a six month period. The strip out works phase included the removal of the existing roof down to roof plate level, removal of all joinery, fixtures and fittings and all ceilings and plaster. The second was the structural and first fix phase involving the construction of the new roof, first fix electrics and first fix plumbing. The third and final phase was a full reinstatement of the property consisting of new ceilings and plaster, three new bathrooms, a replacement kitchen and utility area as well as second fix plumbing and electrics, tiling, decoration and floor coverings throughout. The owners were highly satisfied with the standard of work carried out by Benning Brothers as well as the understanding, communication and commitment demonstrated throughout the project.
