Progress is well underway at our East Sussex project; we have now completed the 1st fix Mechanical & Electrical works (M&E).
1st fix M&E is a critical phase in any reinstatement project, particularly after significant water damage.
Here at BBL we treat every element of work with high importance; ceiling and wall closure meetings have already taken place with the M&E teams to ensure all services have been tested and run to the correct locations. These essential meetings provide confidence that the next phase of work can be progressed without concerns.
1st fix works lays the foundation for all subsequent interior finishes — such as plastering, flooring, and second fix installations (e.g. sockets, taps, radiators). If this phase isn't completed properly, it can lead to costly rework or delays later in the project.
These systems may not be visible once the building is complete, but they’re vital for the functionality and safety of the property.
In reinstatement projects, especially those involving insurance claims, there's a need to balance restoration with modernisation. The first fix phase is a chance for the client to update their systems to ensure they are fully compliant with today's standards/regulations (BS7671 and GSIUR).
With this step of the reinstatement complete, we are now ready to begin plastering works. Stay tuned for more updates!
