Restoring the character and quality of a London home following escape of water damage

The project

Benning Brothers Ltd delivered a comprehensive programme of insurance reinstatement works to this high-specification residential property in Kensington.

Following escape of water damage, the project combined specialist waterproofing and building services works with extensive internal reinstatement. Our approach focused on restoring the affected spaces while respecting the property’s architectural character and the quality of its existing interiors.

Works extended across multiple floors, encompassing living spaces, kitchen and utility areas, bedrooms and basement accommodation, together with works to the rear roof terrace.

Scope of works

The programme included:

  • Replacement kitchen and utility room, including worktops.
  • Reinstatement of porcelain and oak flooring.
  • Bespoke joinery, including fitted storage and cabinetry.
  • Replication of ornate coving to match existing architectural details.
  • Plastering, replacement linings and associated making good.
  • Electrical reinstatement and partial rewiring, including specialist Lutron lighting works.
  • Basement cavity drain waterproofing, with associated drainage and sump pump equipment.
  • Rear roof terrace waterproofing, paving and associated leadwork.
  • Full internal decoration.

Careful detailing and coordinated delivery

Matching the existing detailing was central to the project. Ornate coving required careful replication, while joinery, flooring and decorative finishes needed to integrate naturally with retained elements of the property.

The finished interiors demonstrate this attention to detail, from the herringbone oak flooring and decorative mouldings in the reception rooms to the fitted cabinetry and clean lines of the replacement kitchen.

Alongside these visible finishes, the programme required coordination between waterproofing specialists, electrical contractors and finishing trades. Sequencing these works was essential to completing the underlying reinstatement before bringing each space through to its final finish.

The result

The completed project brings together restored architectural detailing, bespoke joinery and carefully coordinated finishes across the home.
